BauMont enters German market through €200 million strategic partnership with Reneo

Partnership launches with the acquisition of a Brown-to-Green asset worth more than EUR 70 million in Munich

London/Hamburg, 30 September 2026 – BauMont Real Estate Capital, the value-add real estate investment manager that is part of M&G Real Estate (M&G), has entered the German market with the acquisition of a residential property in Munich alongside local operating partner Reneo. The acquisition marks the first under a strategic partnership targeting more than €200 million of investment over the next 12 months, creating a scalable platform to pursue value-add opportunities across Germany’s residential market.

Located in Obersendling, a well-connected district in south-west Munich, the asset will be transformed into a more energy-efficient and higher-density residential scheme. The brown-to-green refurbishment will upgrade the building’s energy performance from class H to class A, while rooftop and structural extensions are expected to create around 1,700 sqm of additional living space and more than 30 new apartments, increasing the total number of units to more than 250.

The acquisition reflects M&G’s conviction that Germany’s residential sector offers attractive opportunities for active asset management, particularly where investment can improve energy efficiency, increase housing supply and support long-term sustainability objectives. It also underlines the rationale for BauMont’s partnership with Reneo, whose technology and asset management platform uses AI to identify, standardise and deliver valuecreation opportunities across residential assets through decarbonisation and the creation of new floor space. Backed by M&G Real Estate’s €40 billion platform1 , BauMont will combine its investment expertise with Reneo’s origination capabilities, local market knowledge and integrated operational platform.

Ibrahim Awan, Investment Director Germany at BauMont Real Estate, said: “This acquisition marks BauMont’s entry into the German market and reflects the opportunity we see to invest in well-located residential assets where we can improve energy efficiency, create new homes and deliver value for our clients. Germany has one of Europe’s most undersupplied housing markets, alongside a large stock of older buildings that need investment. By partnering with Reneo, we are combining BauMont’s investment expertise with a specialist platform that can identify and deliver these opportunities at scale.”

Alexander Graubner-Müller, Founder and Co-CEO of Reneo, said: “We are delighted to partner with BauMont. The Munich acquisition shows how institutional capital can efficiently fund projects combining financial performance with measurable environmental impact. Together, we aim to unlock underutilised assets and create much-needed housing.”

Lambros Reppas, Managing Director at Reneo, added: “The Munich investment exemplifies what we want to scale: identifying existing properties with substantial energy and structural potential and combining institutional capital with our operational execution. Upgrading over 200 units from energy class H to A and adding over 30 new apartments unites climate impact with a clear economic rationale – exactly what makes our model attractive to institutional investors.”

The parties were advised on the transaction by Newmark, Drees & Sommer, GSK und DGX .
